The wonderful, year-round climate, great beaches and lively nightlife make Gran Canaria a popular choice for beach holidays in the Canaries. All of these elements are found in Playa del Inglés, the island’s liveliest resort. The water along the sandy beach offer great surfing conditions, as do those at neighboring Maspalomas.

Large areas of Gran Canaria are of ecological importance and the incredible Maspalomas sand dunes are no exception. Other nature reserves are the forests of the mountainous centre of the island near San Bartolomé. Nearby Agüimes - a peaceful town known for its cave houses – is a short transfer from Gran Canaria Airport.

Visitors also arrive at the island by ferry to Las Palmas, the capital city which sweeps around a narrow piece of land ending in a mountain. Booking.com has a good range of apartments, B&Bs and hotels in Gran Canaria, but the greatest concentration are in Puerto Rico, a family-friendly resort with 2 beautiful, horseshoe-shaped bays and a lot of nightlife.

Also offering a selection of Gran Canaria hotels for families is Puerto de Mogan, known as "Little Venice" because of its canals. Nestled in the volcanic landscape just along the coast is small Playa Taurito, one of many resorts with hotels with waterslides.

For owners about renting and the renting law:
You don't have to have a special license to rent accommodation if it is a long-term let, but you will be liable to Spanish VAT laws. This means that you will have to charge VAT on the monthly rent, and then pay this back to the tax office, Hacienda, on a quarterly basis. One of the many Gestorías or Asesorías in Spain will take care of the paperwork for you for a small fee.

If, however, you intend to let out your property on a short-term rent basis to tourists, you will need to check that the property itself has authorization for tourism use and holiday rentals. Licenses for this purpose have to be approved by the local authorities and any property owners who venture into holiday rentals without the license are liable to heavy fines.

New holiday renting rules in Gran Canaria and the Canary Islands have opened up the market for private property owners in non-resort areas.  The essence of the new rules is that if your property is in a tourist resort, you still can't rent it to tourists, but if it's in a residential area, you can rent it to tourists.

Say what now?
In areas designated as tourists resorts or mixed tourist and residential areas (how the rules are to be applied to mixed areas is still unclear), vacation rental of private property remains illegal (unless your property is on a complex with a tourist license and management company). However, if your property is in a residential or rural area, you can rent it to tourists on a short-term basis. The only exception is if the community of owners (of a residential building) changes its statutes to specifically prohibit tourist rentals. 

The paperwork:
To rent a property to tourists on a short term basis, owners need to sign a document declaring that they will advertise the property honestly and maintain its standards. They also need to submit some paperwork to the local authorities to show that they own or are responsible for the property and that it is legally registered as habitable. 

Good for locals:
The new rules are excellent news for (mostly local) owners of rural and residential property and open up a new niche in Gran Canaria for holiday accommodation away from the resorts. 

Not so good for foreign owners:
Most property owners in south Gran Canaria's resorts are unaffected by the new rules and still can't rent on a short term basis (anything under three months is classed as short-term).  However, for the right properties there is strong demand for long-term rentals from Scandinavian winter visitors. Buy-to-let investors should get good advice from an expert agency before choosing a property.
